3 Marla House Cost of Construction with Grey and Finishing

I’m going to share with you the complete construction cost of a 3 Marla house – for single story, double story, and even with a basement!

But before we begin, I want to clarify one thing:
In my previous videos, when I shared the cost of a 3 Marla house, I used the same finish quality standards that are often used in 1 Kanal houses.

For example, if a 1 Kanal house uses a tile worth Rs. 10,000 per meter, I assumed the same tile would be used in a 3 Marla house too.

Many people rightly pointed out in the comments that 3 Marla houses often use more economical materials, so the cost estimate seemed too high. I agree with this point.

That’s why I’ve adjusted the finishing cost slightly lower, to better reflect realistic market choices for smaller homes.

Assumptions and Covered Area

Let’s begin with the key assumptions, so you can better understand how these costs were calculated:

Grey Structure Rates:

• Basement (Budget): Rs. 3,500/sq. ft
• Basement (Good Quality): Rs. 4,000/sq. ft
• Other Floors (Budget): Rs. 2,500/sq. ft
• Other Floors (Good Quality): Rs. 3,000/sq. ft

Finishing Rates:

• Budget Finish: Rs. 2,800/sq. ft
• A-Quality Finish: Rs. 3,800/sq. ft

Premium Finish: Rs. 4,800/sq. ft

Single Story Construction Cost (675 sq. ft)

Double Story (Ground + First = 1,350 sq. ft)

Basement + Ground (1,225 sq. ft)

Triple Story (Basement + Ground + First = 1,900 sq. ft)
