Today, we are present at our 5 Marla construction site located in Bahria Town, Sector E, Johar Block, where the second roof (second lintel) concrete pouring is in progress. With us is Faisal Bhai, who will guide us about an important topic—construction on deep plots.
Why Deep Plots Need Extra Attention
When a plot has more depth, the construction approach changes. Faisal Bhai explains:
In this house, the plot depth is 8 feet.
For such plots, they provided a plinth beam around the structure.
Below the plinth level, brickwork was done using 27-inch, 22-inch, 18-inch, and 13-inch walls, and then 13-inch walls were carried upward.
9-inch walls were not used because thicker walls give better stability in deeper plots.
Why is a Plinth Beam Important?
A plinth beam plays a major role in the strength of foundations:
It strengthens the entire base structure.
It prevents settlement issues.
Once floors are constructed, the plinth beam ensures that the structure remains stable.
It is essential for long-term durability of the building.
Extra Cost in Deep Plots
Building on deep plots requires additional material and labor, including:
1. Extra Brickwork
Due to increased depth, 15,000–18,000 more bricks are required.
2. Increased Cost
Because of brick shortage and price hike, the extra cost in grey structure rises.
Faisal Bhai explains:
Total extra cost (only grey structure): approx. 4 to 5 lakh PKR
If a customer has a deep plot, they must account for this additional cost in the foundation and substructure.
Current Grey Structure Construction Cost
Due to price increases, our updated grey structure cost is:
Grey Structure Cost:
Rs. 3,100 per sq. ft (previously Rs. 2,850)
