Today, we’re standing at plot 336/192, where the grey structure work is currently in progress. With me is Ishaq Bhai, who oversees our construction sector. In this blog, we’ll discuss the most important aspects of grey structure construction that should be completed on time and with precision.
Key Elements of Grey Structure
According to Ishaq Bhai, the three most crucial parts of the grey structure are:
Plumbing Work
Electrical Work
Proper Sequencing of Tasks
Electrical Work – The Foundation of Safety
Before applying water pressure to test the lines, it’s essential to properly install all electrical boxes (jari boxes). If this step is skipped, you may face leakage or reinstallation issues later. Electrical pipes used in this project are from GM Company, ensuring durability and safety.
Plumbing Work – Ensuring Smooth Flow
Plumbing is the backbone of your home’s drainage system. For vanity and sink drains, 2-inch pipes are used. These pipes should not be cut or joined randomly — instead, they must be properly fitted through heat and moulding for a perfect seal.
Before floor casting (PCC), A/C drain lines must be laid both in walls and flooring to avoid future rework. For plumbing, we use Popular Medium brand pipes, including both PPR and UPVC materials.
Pipe Size Breakdown:
Main Sewer Line: 6 inches
Bathroom/Branch Lines: 4 inches
Septic Tank & Waterproofing
The septic tank is one of the most critical components of a house. It must include steel reinforcement for strength and be completely concreted and waterproofed using chips and sealants. If waterproofing is ignored, leakage can occur, leading to serious damage to the foundation and flooring.
Many homeowners face issues when their water tanks aren’t properly waterproofed, causing water seepage that weakens the structure, dislodges tiles, and damages flooring materials.
Three-Phase Electrical System
For modern homes, a three-phase electrical system is highly recommended. The Distribution Board (DB) and wiring should both support three-phase load. We use 2-inch pipes to connect the main and secondary DB, which also extend to the solar system installation area — where the inverter and panels are connected.
Rooftop & Mumtee (Top Room) Details
In the mumtee area (roof room), all switchboards and electrical points should be placed inside, not outside, to avoid damage from rain.
Always include a water tap point on the roof for cleaning purposes — many people forget this small but essential detail.
If your house includes a servant room, make sure it has a dedicated washroom.
Role of Gravel (Rori) on the Roof
You might notice a layer of gravel (roori) on the roof. This is essential because it allows proper air circulation beneath tiles or marble. Without it, trapped heat and moisture can cause tiles to crack or detach over time.
Skylights – Natural Light & Ventilation
The holes you see on the roof are for skylights. These help bring natural light and air into the rooms below, reducing suffocation and maintaining a fresh environment. They are especially useful in areas where back ventilation isn’t possible.
Final Thoughts
These were some key on-site observations from our ongoing grey structure project. Remember — construction is a complex process, and questions will always arise at every step.
